In the master planned communities across South Orange County the colour decision is usually not yours alone. There is an approved palette, a submission process and a committee, and the paint is the easy part.
We do this constantly. We work from your community list, provide what the committee needs, and schedule around the approval rather than turning up and waiting. Homes in these tracts are also now old enough that the original builder grade coating has genuinely run out.

Coastal homes typically need attention every five to seven years, inland closer to seven to ten. Wood elements almost always need attention before the stucco does.
Do you spray or brush and roll?
Both, and on stucco we do both on the same wall. We spray for coverage then backroll by hand so the coating is pushed into the texture rather than bridged across it. Trim, doors and detail work are cut in by hand. We are not spray and go painters.
Will you work with my HOA?
Constantly. We paint throughout the master planned communities of South Orange County and work from approved palettes.
