Why paint fails here
Rot does not get painted over
The usual fix is caulk it, prime it, coat it, and let the next owner find out. Salt air on the coast and hard inland sun get into soft wood, and paint alone will not stop it.
Michael spent five years in general contracting before five more painting. The carpentry is ours, not a subcontractor's.

Walk it
Soft wood, failing caulk and stucco cracks get found now, not halfway through.
Quote it
Written and itemized, repairs included. The final bill matches the quote.
Prep it
Wash, scrape, sand, replace rot, caulk every seam, spot prime, mask what stays.
Finish it
Sherwin-Williams or Dunn-Edwards. Stucco gets sprayed then backrolled by hand so it bonds, never spray and go. Then a walkthrough with you.

Common questions
How much does it cost to paint a house in Orange County?
It depends on size, surface condition and how much repair is hiding under the old paint, which is why we will not quote over the phone. We come out, look at the real surfaces, and hand you a written itemized price. The estimate is free and the number does not move later.
Do you actually replace rotted wood?
Yes. Rotted fascia, soft trim and damaged siding get cut out and replaced before any finish goes on. Michael spent five years in general contracting before painting, so the carpentry is done in house.
Can you match my existing stucco texture?
Yes. Patches are hand textured to blend into the surrounding wall rather than left as a smooth square. Done properly the repair is hard to find once painted.
What paint do you use?
Sherwin-Williams and Dunn-Edwards. We do not pad the margin with contractor grade product, because the difference shows up around year three in fade, sheen and washability.
How long does an exterior take?
Most single family exteriors run three to five working days, longer with significant wood or stucco repair. You get the schedule in writing with the quote.

Constantly, across the master planned communities of South Orange County. We work from your approved palette and provide what the committee needs.
