Exterior Painting for Aliso Viejo homes

Aliso Viejo is one of the youngest cities in the county, incorporated in 2001, and the housing stock reflects it. Most homes here are hitting the twenty to twenty five year mark, which is exactly when original builder grade exterior paint gives up and south facing elevations start chalking.

Across Aliso Viejo we are usually working on Late 1990s and 2000s tract homes, stucco with wood trim, almost all HOA governed. In Glenwood in particular the elevations that face afternoon sun are the ones that come up first on the walkthrough.

Neighbourhoods we work in: Glenwood, Vantis, Westridge, Audubon.

Working inside an HOA palette

In the master planned communities across South Orange County the colour decision is usually not yours alone. There is an approved palette, a submission process and a committee, and the paint is the easy part.

We do this constantly. We work from your community list, provide what the committee needs, and schedule around the approval rather than turning up and waiting. Homes in these tracts are also now old enough that the original builder grade coating has genuinely run out.

What the job includes

Full surface washPressure washing to strip chalking, dirt and mildew so the coating can actually bond.
Scrape and sandFailing paint feathered back to a sound edge. Bare wood spot primed the same day.
Wood repairRotted fascia, trim and siding cut out and replaced. Not filled, not painted over.
Stucco patchingCracks opened, patched and hand textured to match the surrounding wall.
Full caulkingEvery seam where trim meets stucco resealed. This is where water gets in.
Masking and protectionWindows, hardware, lighting, roofing and landscaping covered before spraying.
Sprayed and backrolledStucco is sprayed then backrolled by hand every time. Backrolling is what drives the coating into the texture so it bonds rather than bridging. No spray and go.
Two finish coatsSherwin-Williams or Dunn-Edwards exterior grade, applied to spec.

Questions about exterior painting in Aliso Viejo

How long does an exterior repaint take?

Most single family homes run three to five working days. Significant wood or stucco repair adds time, and that gets scheduled and priced before we start.

How often should an Orange County home be repainted?

Coastal homes typically need attention every five to seven years, inland closer to seven to ten. Wood elements almost always need attention before the stucco does.

Do you spray or brush and roll?

Both, and on stucco we do both on the same wall. We spray for coverage then backroll by hand so the coating is pushed into the texture rather than bridged across it. Trim, doors and detail work are cut in by hand. We are not spray and go painters.

Will you work with my HOA?

Constantly. We paint throughout the master planned communities of South Orange County and work from approved palettes.
