Salt does not wash off. It settles as a fine film across every elevation facing the water, and it sits between the old coating and the new one unless the surface is washed properly first. That single step is why some coastal repaints last eight years and others start failing in the third.
The marine layer keeps timber damp until mid morning most of the year. Wood holds that moisture at the joints, so trim, fascia and railings on the seaward side almost always need attention before the stucco does. We probe all of it before quoting rather than finding it halfway through.

Do you spray or brush and roll?
Both, and on stucco we do both on the same wall. We spray for coverage then backroll by hand so the coating is pushed into the texture rather than bridged across it. Trim, doors and detail work are cut in by hand. We are not spray and go painters.
Will you work with my HOA?
Constantly. We paint throughout the master planned communities of South Orange County and work from approved palettes.
