Paint is the last step, not the first

An exterior repaint in Orange County fails for one of two reasons: the prep was rushed, or the substrate was already going. Salt air along the coast and hard inland sun both get into wood long before the paint looks bad.

We walk the whole elevation before quoting. Soft fascia, split trim, hairline stucco cracks and failing caulk get found and priced up front. Then the surface gets washed, scraped, sanded, repaired, caulked and primed. Paint goes on last.

Sprayed and backrolledStucco is sprayed then backrolled by hand every time. Backrolling is what drives the coating into the texture so it bonds rather than bridging. No spray and go.

Two finish coatsSherwin-Williams or Dunn-Edwards exterior grade, applied to spec.

Two different climates, one county

The same house painted the same way fails differently depending on where in the county it sits.

Coastal

Newport Beach, Laguna Beach, Dana Point, San Clemente, Seal Beach and Huntington Beach. Salt air and marine layer attack wood and metal first. Fascia, trim and railings fail years before the stucco does.

Inland north

Anaheim, Fullerton, Brea, Yorba Linda, Placentia and La Habra. Sustained heat and UV. South and west elevations chalk and fade on a much shorter cycle than the rest of the house.

Master planned south

Mission Viejo, Rancho Santa Margarita, Aliso Viejo and Laguna Niguel. HOA colour approval is the buying process. We work from your approved palette and provide what the committee needs.

What moves the price

Square footage and how many stories the crew has to reach
How much wood or stucco repair turns up on the walkthrough
Whether the existing finish is sound or has to be scraped back
Number of colours, and whether trim, doors and shutters are separate
Access, slope and landscaping the crew has to work around

Questions about exterior painting

How long does an exterior repaint take?

Most single family homes run three to five working days. Significant wood or stucco repair adds time, and that gets scheduled and priced before we start.

How often should an Orange County home be repainted?

Coastal homes typically need attention every five to seven years, inland closer to seven to ten. Wood elements almost always need attention before the stucco does.

Do you spray or brush and roll?

Both, and on stucco we do both on the same wall. We spray for coverage then backroll by hand so the coating is pushed into the texture rather than bridged across it. Trim, doors and detail work are cut in by hand. We are not spray and go painters.

Will you work with my HOA?

Constantly. We paint throughout the master planned communities of South Orange County and work from approved palettes.

What if you find rot after starting?

Rare, because we look for it on the walkthrough. If something is genuinely hidden until the surface opens up, you get a written change order before any extra work happens.
